What to expect
Overlook Hot Springs Spa is the downtown alternative to the big riverside resorts in Pagosa Springs. It occupies a Victorian-style commercial building from 1920 on Pagosa Street, the town’s main street, and it feels like a bathhouse in an old storefront rather than a resort. Large square tubs and pillars inside give it a Roman bath look, and a small set of tubs on the roof gives it the views that most people come for.
The water is the same geothermal water that feeds the rest of Pagosa Springs. The operator says it comes from the town’s deep geothermal aquifer, which it describes as Guinness-certified as the deepest in the world. The water has a sulfur smell and a strong mineral content. According to the Colorado Historic Hot Springs Loop, the current owners bought the building in 1995 when it held retail space and did not know about the hot water underneath. They found out when the mineral water started eating into the cement foundation, and the building later became a spa.
The operator does not publish individual tub temperatures. The tubs are set at different temperatures, so you can move between hotter and cooler water, and there is a cold plunge for contrast.
The pools
The operator and the state hot springs loop describe these soaking areas:
- Rooftop tubs: The main draw. They sit on top of the building, looking down on the San Juan River and across to the mountains around town. Sources describe two small rooftop pools.
- Indoor tubs: Most of the soaking is inside, in tubs of varying temperatures. The state loop lists five indoor tubs.
- Courtyard soaking: An open-air area with individual tubs, per the state loop.
- Cold plunge: For a quick cool-down between hot soaks.
- Private tub room: A private soaking room, included with the deluxe couples massage package.
Counts vary between sources, and the total pool number listed by the state loop (15) includes every tub. Expect a compact layout spread over several levels rather than one big pool.
Getting there
Pagosa Springs is on US 160 in southwest Colorado, about 60 miles east of Durango and on the west side of Wolf Creek Pass. US 160 runs through the middle of town as Pagosa Street.
Overlook is at 432 Pagosa Street, on the main road through downtown on the river side of the street. The building backs onto the San Juan River, which is why the rooftop works so well. The map pin on this page is from an address lookup, so look for the building and its sign rather than relying on the exact point.
Parking is on the street and in public lots around downtown. On busy summer weekends you may need to park a block or two away and walk. The commercial bathhouses on Hot Springs Boulevard and the free riverside pools are all within walking distance.
When to go
Overlook is open every day of the year from 9am to 10pm.
- Before 3pm is the quiet period, according to the operator. Weekday mornings are the easiest time to get a rooftop tub.
- After 6pm is the busiest time, especially in ski season and on summer weekends.
- Winter evenings are popular for a reason. Snow on the rooftop and steam off the tubs are the classic Pagosa scene. Wolf Creek Ski Area is up US 160 to the east, so it makes an easy stop on the way back from a ski day.
- Summer afternoons can be hot on the roof. Go early or late.

Rules and etiquette
- Swimsuits are expected. If you forget yours, you can rent one.
- Beer and wine are sold on site. Outside alcohol, other substances and glass bottles are not allowed.
- Water bottles: Bring your own. Non-alcoholic drinks and snacks are also sold.
- Valuables: Leave them at home or in your car. The locker room has cubbies, not full lockers.
- Jewelry: Take off silver before you soak. The minerals tarnish it.
- Children: Kids are welcome at the kids rate. With alcohol served in the soaking areas, evenings are more of an adult scene, so families may prefer the daytime.
Where to stay nearby
Overlook has no lodging, but downtown Pagosa Springs has plenty:
- The Springs Resort & Spa, a short walk across the river on Hot Springs Boulevard, has hotel rooms and terraced pools fed by the Mother Spring. See Pagosa Hot Springs (Mother Spring).
- Healing Waters Resort & Spa is another bathhouse with lodging on Hot Springs Boulevard.
- Motels, inns and vacation rentals line US 160 through town and the uptown area to the west.
For a free soak, Nathan’s Hippy Dip Hot Spring is a set of rock pools on the riverbank a few minutes’ walk away, usable when the river is low. Campers can find Forest Service campgrounds in the San Juan National Forest along US 160 toward Wolf Creek Pass.
Safety notes
- Heat and alcohol: Beer and wine in hot water is the most common way people get faint in a spa. Drink water between soaks and keep alcohol to a minimum.
- Altitude: Pagosa Springs is at about 7,100 feet. Visitors from low elevations feel the heat faster.
- Stairs and wet floors: The building has several levels. Walk carefully on wet tile and stairs, especially to and from the roof.
- Ice on the roof: In winter, decking around the rooftop tubs can freeze. Wear sandals with grip.
- Sulfur smell: It is normal for Pagosa water and is not a sign of a problem.
