What to expect
Brockway Springs Resort is not a spa or a bathhouse. It is a private, gated community of 78 individually owned condominiums on the north shore of Lake Tahoe, at the eastern end of Kings Beach, close to the Nevada state line. What makes it relevant here is what lies underneath: Brockway is the only place on Lake Tahoe with hot springs, right at the shoreline, and the resort’s outdoor swimming pool is heated directly by that spring water.
So the soak on offer is a heated swimming pool rather than a natural rock pool. It is open year-round, which means you can swim outdoors with snow banks around the deck in winter. The owners’ association does not publish the water temperature or pool hours, and the pool closes for roughly a week of maintenance twice a year, typically in spring and late fall. Ask the rental office for the current dates before you book a trip around it.
The rest of the property is set up like a lakeside condo resort. There is a children’s wading pool, saunas, a clubhouse, a fitness room, tennis and pickleball courts, a boardwalk and a dock for fishing and boating, plus about half a mile of private shoreline.
The units range from one-bedroom townhomes to four-bedroom lakefront townhomes and three-bedroom tower units. Because each one is owned privately, layout, decor and price vary from unit to unit. All have full kitchens, wireless internet and patio furniture, most have gas fireplaces and in-unit laundry, and the rest share a community laundry room.
Getting there
The resort address is 9200 Brockway Springs Drive, Kings Beach, CA 96143, just off California Highway 28 on the lake side.
- From Truckee and Interstate 80: Take Highway 267 south over Brockway Summit to Kings Beach, then turn east on Highway 28 toward the state line.
- From Reno: Drive up to Incline Village, then follow Highway 28 west through Crystal Bay into California.
- From Tahoe City: Follow Highway 28 east along the north shore through Tahoe Vista and Kings Beach.
The entrance is gated. Check-in starts at 4 pm, and your rental confirmation will explain how to get access. Highway 267 and Highway 28 can be slow or require chains during winter storms, so check Caltrans conditions before driving up from Truckee or Reno.

The owners’ association does not rent units itself. Rentals are handled by Brockway Springs Rentals, run by Packard Realty in Kings Beach, a separate company that manages rentals for participating owners. Contact them at 530-546-4201 or relax@brockwaysprings.com.

Rules and etiquette
- No day use. Facilities are for owners and rental guests only.
- No pets. The ban also covers RVs, campers, boats, jet skis, trailers and motorcycles on the property.
- Swimsuits are expected in the pool, as at any shared condo pool.
- Respect neighbors. This is a residential community of private homes, so keep noise down around the pool and on decks.
Where to stay nearby
If Brockway Springs is booked or the minimum stay does not fit, Kings Beach, Tahoe Vista and Incline Village all have motels, inns and vacation rentals within a few miles along Highway 28. Kings Beach also has a public sandy beach and a boat ramp a short drive west of the resort. Truckee, north over Brockway Summit on Highway 267, has the widest choice of hotels in the area.
The lakeshore pools
Some of the spring water flows out at the lake’s edge below the resort. A 2024 post by a local real estate agent describes small rock-walled pools at the water line, below Tahoe’s high-water mark, that paddlers reach by kayak or paddleboard from the Kings Beach boat ramp, less than a mile away. These pools come and go with lake levels and with how much cold lake water mixes in. The same writer warns that the water can be hot enough to burn, so test it before you sit down. The springs themselves rise on private property, the resort grounds have no public access, and visitors are asked to stay outside the property boundary.
Safety notes
- Altitude: Lake Tahoe sits above 6,200 feet. Go easy on hot water and alcohol on your first night, and drink plenty of water.
- Winter footing: Pool decks, stairs and paths ice over in cold weather. Wear proper footwear between your unit and the pool.
- Cold lake water: Tahoe stays cold even in summer. Wear a life jacket on paddleboards and kayaks, and be careful where hot outflow meets cold lake water.
History
The owners’ association traces the site back to 1869 and 1870, when Billy Campbell and Henry Burke took title to 63 acres and Campbell built a bathhouse over a mineral spring that came out of a large rock at the lake’s edge. In 1883 the resort was renamed Carnelian Hot Sulfur Springs. Frank Alverson and his wife Nellie bought it in 1900 for $3,500 and called it Brockway Hot Springs. A hotel company took over in 1932, the main lobby burned in 1961, and the resort closed for the last time in 1966. In December 1970 the remaining casino and dining building was torn down to make way for the condominium project that became today’s Brockway Springs.
